Asbestos – Is It in Your Roof?

Asbestos is a group of naturally occurring minerals that were commonly used in construction between the 1940s and 1980s. It was known for its durability, insulation properties and fire resistance, but it was later found to be incredibly damaging if inhaled.

Because asbestos fibres are thinner than a human hair, they are considered to be especially dangerous, particularly when they are damaged or disturbed. Friable asbestos is softer and looser – and therefore higher risk – while bonded or non-friable asbestos is usually mixed with concrete and only dangerous when disturbed.

According to the Queensland Government, you may have asbestos in your house if it was built:

  • Before the mid-1980s (highly likely)
  • Between the mid-1980s and 1990 (likely)
  • After 1990 (unlikely but possible)

The most common areas to find asbestos in your roof include:

  • Corrugated wall and roof sheeting
  • Roof guttering
  • Ridge capping
  • Imitation brick cladding
  • The lining of your eaves
  • In the roof cavity as loose fill insulation (less likely)

Asbestos can take many forms in your roof and it is practically impossible to identify from sight alone. Most of the time, suspected asbestos will need to be identified in a lab.
